Plumbing System Maintenance Checklist
1. Routine Inspections
  • Inspect pipes and fittings for visible leaks or damage.
  • Check water pressure (ensure it is within safe limits).
  • Inspect valves for proper operation.
  • Monitor water meter for unusual usage patterns (indicative of leaks).
2. Drains and Sewer System
  • Check for slow drainage or blockages in sinks, toilets, and floor drains.
  • Clean grease traps and interceptors (if applicable).
  • Ensure external drainage systems are free of debris.
  • Inspect and clean sewer lines regularly to prevent clogs.
3. Water Supply System
  • Inspect water supply lines for corrosion or leaks.
  • Ensure backflow prevention devices are installed and tested annually.
  • Test water quality for contaminants, especially in older systems.
  • Check temperature and safety valves on water heaters.
4. Water Heating Systems
  • Inspect and flush water heaters to remove sediment buildup.
  • Check temperature settings to prevent scalding (recommended: 120°F / 49°C).
  • Inspect anode rods and replace if needed (for tank-style heaters).
  • Ensure proper ventilation for gas water heaters.
5. Fixtures and Fittings
  • Check faucets, toilets, and sinks for leaks or damage.
  • Inspect caulking and seals around fixtures to prevent water damage.
  • Test toilets for proper flushing and check for internal leaks.
  • Replace worn or damaged washers, gaskets, and O-rings.
6. Pumps and Tanks
  • Inspect sump pumps and ensure they function properly.
  • Test and maintain pressure tanks (if applicable).
  • Ensure all pumps have backup power in case of failure.
7. Emergency Shutoff Valves
  • Ensure all shutoff valves are accessible and operational.
  • Label main water shutoff valve for quick identification.
  • Test shutoff valves regularly to prevent seizing.
8. Water Efficiency
  • Check for running toilets or dripping faucets.
  • Install or maintain water-saving devices (low-flow toilets, aerators).
  • Fire department connection (FDC) accessible and maintained.
  • Inspect irrigation systems for leaks or broken sprinklers.
9. Seasonal Maintenance
  • Winter: Insulate exposed pipes to prevent freezing.
  • Spring: Check for damage caused by freezing temperatures.
  • Fall: Clean gutters and downspouts to ensure proper drainage.
10. Documentation and Record Keeping
  • Maintain a log of inspections, repairs, and replacements.
  • Document water quality testing results.
  • Ensure compliance with local regulations and keep certifications up to date.
